Security deposit412 Oak St · Maria L.Needs your response
Kept my $850 with no itemized list

Moved out April 30 after a clean walkthrough. Three weeks later, no deposit and no list of deductions — just texts saying the check is coming "this week."

Mold (habitability)108 Magnolia Ave · Aisha C.Needs your response
Declined to inspect for two months

Reported bathroom and bedroom mold in March with photos. They refused to send anyone out and stopped replying. Still waiting on a real fix.

Returned in full once the letter went out

Got nowhere on my own for a month. The day a signed attorney demand arrived, the full deposit was back in my account within the week. No further hassle.

SPResponse from Sun Properties· public

We confirmed receipt the day the demand arrived and returned the full deposit within the week. We’ve since added a 7-day deposit-return checklist at move-out.

Heat outage2240 Hickory Dr · Devon R.Awaiting tenant confirmation
Slow, but they did fix it and refunded

Heat was out for six days in February. Took a demand to get movement, but they repaired it and refunded part of the month. Wish it hadn't taken that.

SPResponse from Sun Properties· public

Apologies for the delay on the heat repair. We completed it and refunded a prorated week of rent. We’ve added an after-hours HVAC line for emergencies.

Resolution counts toward your score once Devon R. confirms. We’ve asked them.
Pest infestation88 Beechwood Ln · Jordan P.Flagged for review
Roaches in the unit and next door — blamed me

Infestation spread across adjacent units, which makes it the building, not me. They claimed it was tenant-caused and dragged it out instead of treating it.

You flagged this for correction. Our team is reviewing it against the case record.

Entered twice with no notice

Manager let themselves in twice without warning. It only stopped after a written demand spelled out the notice rules. Should never have needed that.

SPResponse from Sun Properties· public

This should never have happened. We’ve re-trained the on-site manager on the 24-hour notice rule.
